Important limitations

  • VA benefit eligibility does not guarantee loan approval. The lender must still approve the borrower and property.
  • The home is generally required to be occupied as the borrower’s primary residence within applicable timeframes.
  • A VA appraisal is not a full home inspection.
  • Funding fee treatment, exemptions, entitlement and subsequent-use rules depend on the borrower’s circumstances and current VA requirements.

What is a Certificate of Eligibility?

A COE verifies to the lender that the borrower meets VA benefit eligibility requirements. It does not by itself approve the mortgage.

Does a VA loan always require no down payment?

VA-backed financing may allow eligible borrowers to purchase without a down payment in qualifying circumstances, but entitlement, price, appraisal, lender and borrower factors can affect the required funds.

Can VA loans finance investment property?

VA purchase financing is generally for a primary residence. Certain multi-unit properties may be eligible when the veteran occupies one unit and all requirements are met.

Is mortgage insurance required?

VA-backed loans do not use conventional private mortgage insurance, but a VA funding fee may apply unless the borrower qualifies for an exemption.
